Property Manager Edinburgh Temp to Perm - Minimum 1 yearOur client is a small, Independent Property Lettings and management Company based in the heart of Edinburgh's City Centre. They thrive on offering all of their clients a personal and 100% customer focused service.Due to business demand and a focus on continued success, they are currently looking for Property Manager to join their Edinburgh Office. This is an excellent opportunity to join an established company currently expanding, in a varied and fast paced role with fantastic career prospects.The successful candidate will be office based and able to work well as part of the team dealing with a wide range of duties/tasks.Responsibilities will include: ·Responding to and screening lettings enquiries and booking viewings in the diary. ·Setting up and starting tenant applications once accepted offer·Adding the new tenants to SME once tenant applications approved. ·Dealing with incoming maintenance, instructing work orders. Working with Property Management Director to complete works, regular reporting and updating of landlords and tenants. ·Council tax notifications and checking council tax bills are correct for payment ·Utilities - running & checking reports, notifying utility changeovers ·Maintain safety certificates log, instructing and completing safety certificates. ·Signing off maintenance jobs, uploading invoices, closing off invoices and updating maintenance log. ·Interim Inspections - booking them in to the diary and maintaining the SME log, updating SME and sending inspection reports to landlords / tenants ·Preparing HMO applications and submitting to CEC ·Preparing Monthly Rent Review report for managers to set rents. Send Rent increase letters to LL and TT and pass report to Accounts for updating SME ·During busy periods, holiday and sickness cover assisting when required across Lettings, Property Management, Finance and Lease Admin areas to carry out inventory check in / check out reports, inspections and viewings. Person Specification: ·Ideally you will have experience working within the Residential Letting/Property Management industry.·ARLA Property Mark Level 6 or Letwell Qualification is desirable however, training to support the individual to ARLA standards will be provided.·Excellent Communication skills - both written and verbal·Experience of using SME software or similar·Strong Customer service background ·Well organised·Great attention to detail ·Personable character with the ability to multi task and perform under pressure·Full clean UK Drivers Licence (Manual)·Proactive approachIn return my client is offering an attractive basic salary of £22,000 - £25,000 (Depending on Experience), plus other fantastic company benefits.
